Ladies and gentlemen, it has been a while on this topic, we are concluding this topic with a strong belief that you have been given a fresh orientation about the business of Real Estate. I can still assure you that Real Estate is one of the best way of securing that huge sum of money which you don’t want to leave in the bank. It is advisable that you go to my previous posts for the start of this topic which has been in series – go down now for effective understanding from the scratch.

In my last post, I started a new sub-heading tagged ‘Dos and Don’ts in the Business of Real Estate’. We are now going to be concluding the topic with the promise of new business ideas and opportunities in my next post in few days – both on the internet and on land.

Dos and Don’ts in Real Estate – Conclusion

 Take cognizance of the new prices placed on buildings or lands in the area you are buying from or selling to someone.

 Do not undervalue or place extremely high value on your asset without considering the quality and choice area of that asset.

 Try not to be in a hurry to sell that building or land after purchase, you could end up regretting as your price might be undervalued.

 Take advantage of the climatic conditions before purchasing or selling that property of yours – read the reasons below with wisdom and don’t misconstrue the statements;

a) It is very advisable to purchase your land during very rainy periods as this will offer you the opportunity of getting to know the drainage system of the area or the extent of damage by erosion.

b)For sellers, it is often more profitable to sell during the dry season. This is not a contradictory statement but an expression of reality and wisdom.

c)For the buyers, purchasing a building or land during dry season “could” be regretful as you may not be able to know the effect of the rains on that very area you are buying from. Yet again, I am not trying to be contradictory, just apply wisdom to anything you do. You are on your way to greatness. Go out there and invest.

TODAY ON THE BUSINESS BLOG: CONTINUATION OF THE TOPIC REAL ESTATE AND ASSOCIATED OPPORTUNITIES

Hello first time visitor to this topic, it is strongly advisable for you to start this series from the beginning. Go to my last two posts for the introduction to this topic, “Real Estate”. In my last post, we were given information about Real Estate opportunities as an agent, a consultant, a surveyor and a labourer.

The duty of a Real Estate Labourer may be restricted to the less priviledge who are strong and capable of doing the job of clearing weeds and probably debris, then keeping the land smooth for survey by the agent, consultant or interested buyer. In most cases, the owner of a property pays the Real Estate Labourer. The only way an interested labourer can get a contract is to go to different sites and negotiate with the owner for the payment if given the job.

DOs AND DONTs IN THE BUSINESS OF REAL ESTATE

The business of Real Estate is not a thing you just jump into without considering some very important factors like-

ü Knowing your purpose of acquiring a property. Is it for investment and resale or for your permanent residence to be erected?

ü Then you should now know your choice of location and the capital to invest

ü You should know the kind of owners and agents you are dealing with, so that you don’t fall into the hands of fraudsters.That brings back the issue of getting registered as an agent with the association in your country.

ü Ensure that your choice area is suitable for the nature of business you intend to set up in that site. This is important for people who acquire lands for the sake of establishing a business there or for other reasons.

ü Ensure that you get all the required particulars from the person you are buying a property from before payment is made. People often rush into making payments before requesting for the particulars. You really need to avoid all of those court cases.

ü It is advisable for you to know the history of the area, land or building you are acquiring your property from. By the area, I mean natural disaster like gully erosion, earthquake, etc. By the land, I mean you should inquire about the surface and entire land mass (some person have unfortunately bought lands that were once used for burying wastes and now had to sand-fill the entire landmass; you know what that will cost of course).

REAL ESTATE BUSINESS: OPPORTUNITIES AND IDEAS TO GREATNESS NO MATTER YOUR ACADEMIC AND FINACIAL STATUS

In my last post, I told you about this business and left you in suspense that even the poor or people without capital can be involved in the business of buying and selling of houses and land for building. The question still remains; how?Like I said in my last post, the answer is simply defined. I told you about Debo Adejana who is a successful Real Estate Entrepreneur and was formerly a school teacher. He made this statement, “people should plan to become landlords with what they have at present”. His statement continues, “you do not need a mansion to solve your shelter problem”, that simply means you can start from somewhere – a humble beginning. Going straight to the point, people without capital can venture into this business, because there are clearly defined opportunities in this business, with or without capital and no matter your financial or academic status. Now get these opportunities;

 Real Estate Labourer

Now let me put you through the duties of the following group of people, then you will know the one you fit into. It may quite interest you to know that the poor or the academically unfulfilled will be looking at the last one there on the labourer’s job. No! I say no! That is not the only duty you can do, Just read on!

The job of the Real Estate Consultant or Agent are similar. They advertise buildings or landed properties for sale to interested buyers, they also advise people on locations of a building or site and take you to the owner of the site or community where that site is located. It is advisable that you register with the associations involved in this role in your country, to avoid embarrassment, although people are still into this business without any form of registration. This job atually has no financial or academic limitation. It is easy to perform. All you just nedd to do is to consult with people or communities with properties for sale or for lease.

There is a programme studied in college called Estate Management, I am not trying to say those people do not have professional qualities different from an ordinary agent or consultant, but you too can make money from this venture as any successful sale, rent or lease will fetch you a percentage cash from the cost price of the property.

I think I will leave you with this food for thought: Can I nit be a part of this kind of business? People are making millions and acquiring their own properties by just being agents. You only need to bring a buyer to the owner, and any successful transaction brings you cash. Go for it today. This is still a tip of the iceberg. Watch out for more in few days. Through direct selling, I could escape from poverty and miserable experience I had with my grand parents. I did not have to be poor the rest of my life.

Developing and marketing a product are like left and right feet. They both have to work for the product to succeed. If you have that passion, it is conveyed through marketing. People see it, I get up before them and show them something new and wonderful. When I create something, I believe in it, and I am very passionate about it. I am willing to make a serious investment in an idea and take two to two and one-half years of my life to create it, to get behind it and understand it and take it to the market place.

First, I see what is needed in a market place. The next thing is I ask what is out there. What you don’t want to do is come up with a product and then find out that someone is successfully marketing a good product and can take business away. If you create a product that is needed in the market place, people are going to buy it. It’s so easy for me to sell my products because the market exists.

There is no short cut to success. You need to work hard to succeed and believe Ron, “the harder you work, the luckier you become”. You can’t sit back and leverage everything successful people have got to make the big score.” Work hard to get there.
